Who is responsible for......





The
West Sahara Community Association’s board of Directors is responsible for the
following:
The board is given the task of directing our nonprofit corporation. Some of our
duties include:
1. Set policy and direct management to implement said policy.
2. Make sure that we follow the NRS116, CCRs and the association’s
by-laws.
3. Employ the management team.
4. Take action to resolve any past due accounts.
5. Appoint any and all committees.
6. Review and sign all checks for the Association.
7. All board decisions are made by a vote of the
entire five-member board.
No one person sets
Policy. Every
action is voted on by the
entire five member board.
8. Before any funds can be released for any project, the board must vote to
release the funds.
All board decisions are truly a team effort.
Management
is responsible for the following:
1. Provide advice to the board and its committees.
2. Make reasonable efforts to implement the association’s decisions.
3. Keep and organize association’s records.
4. Attend monthly meetings and take minutes.
5. Assist in obtaining bids for association’s services.
6. Coordinate and communicate with contractors and vendors.
7. Serve as registered agent for our association with the State of Nevada.
8. Prepare written correspondence to homeowners.
9. Conduct property inspections.
10. Maintain 24-hour answering service.
11. Maintain membership list.
12. Coordinate mailings, send statements, collect fees and assessments.
13. Store and maintain historical data.
14. Maintain common areas.
Homeowners, Property Owners and residents are
responsible for the following:
1. Pay dues/assessments.
2. Make sure that your property is incompliance with the Association’s
guidelines.
3. Put all concerns in writing so the board and management can take
appropriate action.
4. Respect your neighbor. Most problems can be resolved with a friendly
conversation and
a smile. Treat your neighbor like you would want your neighbor to
treat you.
5. Vote for the board of directors, and if possible attend the annual
6. Take in your trash cans and place them out of sight after the trash is
picked up.
7. ARC approval must be obtained prior to making any visible outside
changes to your house or yard.
8. Motor homes/fifth-wheels, boats, RVs and etc. cannot reside on your
street or in your driveway.
9. Do not block the city streets or sidewalks.
Your board of directors, are homeowners; they are your neighbors volunteering
their time to help make the West Sahara Community Association a better place to
live, work and play. Management is paid to manage the business of the
association. We are part of a beautiful community. By working together in a
positive way, we can be even better.
For most of us, our home is the single most expensive purchase we will ever
make. Our community reflects on all of us. When President Kennedy said in a
speech so many years ago “Ask not what your country can do for you, but what you
can do for your country”, it made an impression on all of us.
Communities that have positive neighborhood involvement are safer and friendlier
neighborhoods. Get involved. Meet your neighbors, have block parties. Most
problems can be resolved with a polite conversation. Ask yourself what you can
do for your community, even if it is just a
smile to a neighbor. Every little bit helps make our West Sahara
Community Association a better place to live.
